Premier Inn scraps plan to build 28 extra bedrooms at town centre hotel



Plans to build an extension to a Premier Inn hotel have been withdrawn.

An application relating to the Leek hotel was submitted more than a year ago to Staffordshire Moorlands District Council. It contained proposals for an extension and installation of a cold store, together with alterations to the car park, but no decision had been made by planners.

Now the company has withdrawn the application, which had raised concerns from the council’s conservation officer Gill Bayliss.

She said: “The existing extension is already a large addition to the former Talbot pub, but works extremely well in its context and fits with the grain and character of buildings in the area.

“A particularly effective feature is the sinking down of the ground floor car park which minimises its visual impact. The proposal to add more of the same is too much for the site to accommodate, and will make the extension overly dominant with a form and massing that would be too monotonous.

“The visual impact of the undercroft parking will be significant. St Luke’s Church is a Grade II Listed Building and is a key landmark within the Conservation Area.

“A key view is from Ashbourne Road and the proposed extension would block this view.”

Leek Town Council recommended approval of the application, but raised concerns over loss of parking.

The Conservation Liaison Panel stated they supported the principle of an extension, but had concerns regarding the blocking of views of St Luke’s Church.

In a covering letter that was submitted with the application, Vicky Harper, of Walsingham Planning, said: “Premier Inn has identified a considerable demand for additional budget hotel accommodation in this location and this proposal, for 28 additional bedrooms, would go some way in helping to address this demand.

“The proposed extension will be located off the western elevation of the existing hotel on an area currently used for car parking with limited landscaping. The proposed extension will consist of two floors providing hotel accommodation and one floor of car parking, this will extend the existing form of the hotel, which currently provides under croft car parking.

“The extension will mirror the design and form of the existing hotel and fits well within the site.”
